Licensed, professional Condominium Property Managers and qualified support staff will work diligently with each client to provide proficient, timely service. Our managers work closely with corporation Boards to proactively manage the Corporation’s day- to-day operations.

We endeavor to use only industry specific experts, experienced contractors and suppliers with proven reputations to perform services. This ensures that tenders are competitive and the work is done professionally and in a timely manner. It is important to ensure that contractors are properly insured and have the proper industry and City requirements.

Some of the management services that we provide on behalf of the corporation and as directed by your Board of Directors include the following:

  • Assist the Board of Directors in stewarding the day-to-day operations and plan for the future needs of the Corporation
  • Regular Common Property Inspections
  • Communicate with the Board and the Owners
  • Obtain quotes for regular and routine maintenance of the common property, i.e. janitorial, landscape, snow removal, elevator, mechanical systems, etc. as well as for the larger capital repairs and reserve fund expenses


Adminstrative Services

Our administrative services include activities such as attending Board of Directors Meetings, and Annual General Meetings.

As directed by the Board, we provide written communication regarding notices, by-law infractions, annual general meetings, and newsletters.

Some of the administrative duties that we provide to our clients include:

  • Attending Board of Directors Meetings
  • Arrange and attend the AGM
  • Prepare and distribute AGM notices, minutes and financial statements
  • Corporation Document Management
  • Provide Emergency Response by having a Manager available, 24 hrs/day, seven days/week, 365 days/yr.


Financial Management and Reporting


  • As per the Condominium Property Act of Alberta, each Condominium Corporation has it’s own trust accounts, for both operating and reserve funds.
  • Each account earns interest on the daily balance of each of the accounts.
  • Pre-Authorized Payment for the payment of condominium contributions is available to each Corporation.

Financial Reporting

The monthly financial package is forwarded to the Board electronically. It includes the following:

  • Balance Sheet
  • Income Statement
  • Budget Comparison, MTD and YTD
  • Arrears List

Financial Administration

  • Keep and maintain all financial records for the Corporation
  • Prepare audit documents if needed
  • Collect Condominium Contributions/Fees



As a large purchaser of insurance, we have a dedicated employee that annually shops insurance providers on your behalf to obtain substantial discounts on premiums.

We are able to arrange for Replacement Cost Valuations and ensure that your Board is aware of the Corporation’s insurance requirements as mandated by your by-laws and the Condominium Property Act of Alberta.

We maintain and provide copies of current Insurance Policies and Insurance Certificates to the appropriate parties.
